Likewise, if a home has a sagging garage door, chalky siding and weathered front door, you’re probably annoying the neighbors and scaring off potential homebuyers; curb appeal can make or break a sale in any market.
Turn Key Home Improvements specializes in curb-appealing renovations. The company, founded in 2005 by partners Jason Hosey and Terry Lyon, is a full-service remodeling company that can tackle just about any exterior or interior project you have in mind.
“The fact is people are staying in their homes longer and willing to spend money to improve the looks. Thanks to new materials they can also make a home much more energy efficient and maintenance free at the same time,” says Jason Hosey, co-owner of Turn Key Home Improvement.
Even a project with a strict budget can make a significant improvement to a home’s exterior, Hosey says.
“New siding probably carries the biggest wow factor, but I think the front door and entranceway can carry just as big of an impact at a lower price,” says Hosey.
Turn Key Home Improvement, with headquarters in Lansing Township on Lowell Road just west of Lansing’s Capital Region International Airport, can do roofing, windows, garage doors, insulation, additions and interior projects, but siding is an area of expertise.
“Vinyl siding really earned a bad rap because contractors used cheap panels. It had a stigma that it looked like cheap plastic. The new vinyl siding is insulated and rigid, has wider panels and doesn’t have the fading factor. It can totally change the profile of a house drastically,” Hosey says.
Vinyl siding jobs can run from $5,000 up to $15,000 on average, depending on the type of siding chosen. Turn Key Home Improvement uses CertainTeed vinyl siding products, which are manufactured in Jackson, Mich.
CertainTeed has the longest fade warranty around, Hosey says.
Hosey handles the administrative duties of Turn Key Home Improvement, marketing and running the office, while partner and co-owner Terry Lyon manages the construction projects.
“Terry was doing new construction, and I had experience on the supply side working with manufacturers in distribution selling to contractors and remodelers. It just seems like we make a good team,” Hosey explains.
What differentiates Turn Key from many contractors is their effort to “subcontract out all work,” Hosey adds.
“We can better control the timing of projects, the quality and customer service. We carry 40 to 50 employees most of the time. In fact, there are companies out there that hire us to do subcontractor work,” he says. “We can’t guarantee that everything will go perfectly during the project; but since we do all of the work, we can guarantee the customer will be satisfied at the end of the project.”
Hosey says new siding and its maintenance-free attributes will enhance the resale value of any home.
Replacing your current siding with new vinyl siding will net 72 percent of the job cost, according to Remodeling magazine’s 2011 “Cost vs. Value Report.” The report found the average siding job in United States costs $11,357, including all new trim.
The slowly rebounding economy has presented challenges the past few years and forced Turn Key Home Improvement to adapt to the times.
“From a business aspect a company can’t just sit back and wait for the phone to ring, but facing reality means having a smaller advertising budget, so fewer billboards. We have really focused on how to have lower cost lead generation. That means lots of referrals and word of mouth. We do a number of trade shows, which typically lets us generate leads at lower costs,” Hosey says.
The company, which offers free estimates, works on projects across southern Michigan, from Lansing to Grand Rapids and Battle Creek. About 90 percent of the company’s projects are residential.
“Terry and I both operate with the old-fashioned principle that we treat people with the same respect we wish to be treated with,” Hosey says.
