Major Improvements Slated for Key City Gateway
Redevelopment expected for the blighted Dunckel Road Gateway, resting between the city of Lansing and Michigan State University
The Lansing City Council is expected to approve a brownfield plan in September that will push forward a project to redevelop the long-blighted Dunckel Road Gateway, and dramatically improve the view for those driving through the area.
The proposal to redevelop a decaying former hotel located near Dunkel and Collins roads in Lansing received initial approval by the Lansing Brownfield Redevelopment Authority in July. If approved by the Lansing City Council, the project will begin in fall 2018 and is expected to see completion by June 2021.
Waypoint Residential, a Florida-based developer, has proposed the construction of a 286-unit market-rate multifamily community, which is anticipated to meet the housing needs of the many new doctors, nurses, administrators and other medical professionals expected to join the local workforce in conjunction with the McLaren Health Care campus development already in motion.
“The removal of blight here will undoubtedly have a major positive impact on first and lasting impressions of the city, and it’s also a very unique opportunity to connect our capital city with the university and our developing health care-related industries,” said Bob Tressie, president and CEO of the Lansing Economic Area Partnership. “The Dunkle Road redevelopment along with MSU’s Crescent Road development and the new McLaren Health Care campus are key projects that will help us draw and keep the talent and high-tech businesses needed to support growth of a global communitylike ours.”
Lansing Mayor Andy Schor agreed. “I am excited to reactivate this blighted space. The project will include $500,000 in public improvement to a vital corridor and gateway to the city of Lansing that will ultimately transform the area,” he said.
With a total private investment of more than $52 million, the proposed development would offer tuck-under garage parking, an outdoor pool, outdoor courtyards, grilling stations, an enclosed outdoor dog run and park, clubhouse, fourth-floor resident amenity Skydeck, and a fully staffed leasing center. In addition, the proposed redevelopment is anticipated to create between five and eight new full-time equivalent jobs and approximately 200 construction-related jobs.
